Forensic Delay Analysis
Forensic delay analysis is the process of investigating delays on a construction project for the purposes of dispute resolution. The analysis shall determine which delay events caused critical delay to completion and to understand the reasons for these events.
Our approach to forensic delay analysis
We undertake an independent, fact based analysis of the project records and documents. Using this information we can then better understand the causes of these delay events.
We have a proven track record working with stakeholders at every stage of project disputes and claim preparation across Forensic Delay Analysis, Delay & Disruption Analysis as well as Prolongation and Extension of Time claims.
Methods of Delay Analysis
We have extensive experience in using Critical Path Methods of analysis to identify the incident and extent of delay. As recommended by the Society of Construction Law Delay and Disruption Protocol we use the following methods of analysis
- As Planned vs. As Built (in Windows),
- Time Impact Analysis (in Windows),
- As Built ‘But For’ and Collapsed As Built,
- Impacted As Planned.
